The Tre Pines Condo Project Detail
A joint venture of 80/20 between UOL and Singapore Land Group (SingLand) was successful in submitting the highest bid of S$671,500,800 for The Tre Pines Project Parcel A in the Government Land Sales Programme. This is the first of two sites to be sold in the Bukit Timah Planning Area, with potential for the development of approximately 520 units over an area of 22,534.7sqm.
The Tre Pines Project is located in the central region of Singapore, within the subzone of Ulu Pandan, bounded by Ulu Pandan Road, Holland Road and North Buona Vista Road. This is an established private residential area comprising low to medium density condos with a Gross Plot Ratio of 2.1.
Traditional housing was built in Ulu Pandan during the 1970s, such as the Ridgewood condominium project on 18.5 acres and the Pandan Valley project by DBS Bank in 1977. Currently, the majority of the area is made up of landed housing, particularly around Mount Sinai and Holland Road.
The Tre Pines Project is valued as a private residential enclave due to its proximity to schools such as Henry Park Primary and Pei Tong Primary. District 21 is a desirable area for real estate seekers due to its relaxed vibe, lush greenery, and nature spots like the Bukit Timah Reserve and Rail Corridor. Sunset Way is home to restaurants like Summer Hill and Chin Huat Live Seafood, while more high-end spots such as Dempsey Hill, Holland Village and Binjai Park are within easy reach. For local food, Beauty World food centre and Bukit Timah market & food centre are close by.
